MAKE RENTAL PROPERTY RENTAL FRIENDLY

Most owners need lockout closets to store all personal belongings while they are not enjoying the home. Garage lockout, for all the gear that you will need to secure while the home is rented, like skis, boards and clothing. Indoor lockout , for all food, beauty products and drinks that you would like to lock up. If your property has a small entry way then you might think of a gas heater, bench and boot dryer in the garage, so guests can keep all gear warm in the garage and out of the house. Every coffee table is incomplete with out a guest check in book and a three ring binder full of friendly house rules and brochures of activities and ideas that your family has enjoyed on your past visits.

BUSINESS SET UP

Renting out your vacation home is a business, since you will be receiving a profit on a financial endeavor. Really all this means is that you will need a business license from Park City. The most important reason for this is payment from your clients/guests for the rental. Receiving down payments, security deposits and payment in full is really easy if you have a merchant account giving you the ability to take payment via credit cards. ADVERTISE, ADVERTISE, ADVERTISE

The more places you advertise the more exposure you will get. I suggest you advertise with as many lodging sites as you can at first and then narrow them down to the web sites that work best. When a potential client calls you have to ask how they found you. You might even offer a small gift or discount if they can tell you where they found you advertisement. I will advertise for you as well, but you will receive a great deal of success with the following web sites. In your first year advertising you should expect about five to 10 weeks of rentals as long as you are up and running by October. After the first year you should have some return renters and so forth. I now know some clients of my property management company that do not need to advertise because of return renters, friends and family.
